Most homeowners think of attic ventilation as a summer thing. Something that keeps the house cool when the roof is baking. That's half the story.

Summer: The Heat Load

This is the version most people know. The sun beats down on the roof all day. Shingles absorb the heat and conduct it straight into the attic below. By mid-afternoon the attic can sit at 130 to 150 degrees.

Winter: The Ice Dam Problem

There is a second winter problem, and it is a roofing nightmare. If the attic warms up because of poor ventilation or air leaks from below, the underside of the roof deck warms with it. Snow on the roof melts from below, runs down the roof plane, and refreezes at the cold eaves where it hangs over the edge of the house.

That ridge of ice is an ice dam. Water then pools behind it and backs up under the shingles. It is one of the most destructive water intrusion problems in cold climates, and it starts with an attic that got too warm. It does not take a blizzard, either — an ice dam can form with as little as two inches of snow on the roof.

A properly ventilated attic keeps the roof deck close to the outside air temperature. Snow that lands on the roof stays frozen. No melt. No refreeze. No dam.

What Both Seasons Have in Common

Summer heat and winter moisture look like different problems. They are the same problem in different clothes. Both happen when the attic is not treated as its own environment.

The attic should be sealed off from the house below, insulated at the ceiling plane, and ventilated to the outside. When it is, the attic tracks the outside temperature. Cold outside, cold attic. Hot outside, warm attic. But not the extremes that damage the roof or the house.
